- LEGAL INFORMATION AND LOCATION OF VSIP BAC NINH INDUSTRIAL PARK
VSIP Bac Ninh Industrial Park (full name is Vietnam – Singapore Industrial, Urban and Service Park) was approved for investment policy on June 4, 2007 in Document No. 676/TTg-CN of the Prime Minister. Accordingly, VSIP Bac Ninh Industrial Park is invested by Vietnam – Singapore Joint Venture Company Limited on a total area of 700 hectares including an industrial park (area of 500 hectares) and an urban and service area (area of 200 hectares). At the same time, Vietnam – Singapore Bac Ninh Industrial Park was officially added to the list of industrial park planning in Vietnam.
VSIP Bac Ninh Industrial Park was approved for detailed construction planning at a scale of 1/2000 (now the zoning plan) on November 6, 2007 in Decision No. 1501/QD-UBND of the People’s Committee of Bac Ninh province and adjusted for the zoning plan at a scale of 1/2000 in Decision No. 57/QD-UBND dated January 29, 2018 of the People’s Committee of Bac Ninh province. According to the approved and adjusted zoning plan at a scale of 1/2000, up to now, VSIP Bac Ninh Industrial Park has a total planning area of 635 hectares (a decrease of 65 hectares compared to the original planning area), including 485 hectares of industrial park and 150 hectares of urban area. Of which, the industrial land area for lease is 344.3147 hectares (accounting for 70.99% of the industrial park area).
In terms of nature, VSIP Bac Ninh Industrial Park is oriented to be a concentrated industrial park in the direction of a clean industrial park, mainly attracting investment in projects using high technology with modern production lines, clean industry that does not pollute the environment, combined with an urban area with modern and synchronous infrastructure and services.
Regarding the regional connectivity, VSIP Bac Ninh Industrial Park is planned to be located in Dinh Bang Ward, Phu Chan Commune, Tu Son Town and Dai Dong Commune, Tien Du District, bordering the administrative boundary of Hanoi, directly connecting to the Hanoi – Bac Giang Expressway via DT.179 running close to the industrial park and:

- INFRASTRUCTURE SYSTEM OF VSIP BAC NINH INDUSTRIAL PARK
VSIP Joint Venture is known as a pioneer developer with a sustainable industrial park model with green design, modern and synchronous technical infrastructure investment contributing to integration and minimizing the impact on the surrounding environment. At the same time, the industrial park is applied with high management standards and selected investors in the industrial park to build a model of a leading modern industrial park.
Ground leveling: VSIP Bac Ninh industrial park is leveled to create a natural slope of 0.2% to 0.4% with a ground leveling elevation of +5.40m to +6.40m (average elevation of 5.90m).
Internal traffic system: The internal roads of VSIP Bac Ninh Industrial Park are designed with 2 main traffic routes to ensure easy traffic connection within the area and connection with external traffic. The main road of VSIP Industrial Park has a cross-section width of 61m, in which the road surface width is 11.25m*2 = 22.5m; the branch roads of the industrial park have a cross-section width of 24.5m-32m, in which the road surface width is 10.5-15m. In addition, the provincial road TL277 runs through the industrial park, directly connecting the industrial park with National Highway 1A.
Power supply system: VSIP Bac Ninh industrial park has built 01 110kV/22kV transformer station with capacity of 126 MVA to ensure good response to the electricity demand of factories operating in the area. All 22kV lines are underground to each plot of land in the industrial park through a technical cable duct system, contributing to creating open space along traffic routes and convenient for construction activities.
Water supply system: The clean water plant in VSIP Bac Ninh industrial park has a water supply capacity of about 23,000 m3/day and night from the surface water source of Duong river, including 02 stations, phase 1 has a capacity of 10,000 m3/day and night, phase 2 has a capacity of 23,000 m3/day and night. The water supply pipeline system runs along the traffic routes in the industrial park to each plot of land.
Wastewater treatment system: all wastewater produced in the industrial park is treated to standard C at the factory itself, then collected and treated at the centralized wastewater treatment system of the industrial park through the step-up pumping station system. The wastewater treatment plant of the industrial park has a treatment capacity of 17,520 m3/day and night with the ability to treat wastewater to column A standard according to Vietnam’s environmental technical standards.
Fire prevention and fighting system: Fire hydrants are arranged along the plots of land in the industrial park with a service radius of 150m each. At the same time, VSIP Bac Ninh Industrial Park is arranged with a police station and fire police right inside the industrial park with modern equipment and a team on duty 24/7, quickly handling fire incidents in the industrial park.
Communication system: Switchboard with 27,109 numbers ensures communication needs in the industrial park. At the same time, fiber optic cables are connected to the technical cabinets of each plot of land in the industrial park. Signals supplied to the project area are taken from the signal cable axis directly from Bac Ninh city.
Other infrastructure facilities: A network of drainage pipes is arranged along the traffic routes around the plots of land according to the principle of self-flow, draining into the Duong River through Tri Phuong pumping station; 02 centralized parking lots with a scale of 0.4ha combined with warehouse functions; Solid waste water collection and treatment system; Security system with surveillance cameras and security staff arranged throughout the industrial park to ensure order and safety in the industrial park; Urban area utilities such as expert housing, offices, and shops are all conveniently connected to the industrial park; Sports grounds…
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT VSIP BAC NINH INDUSTRIAL PARK
Infrastructure rental price: The industrial park is currently 100% full.
Infrastructure management and maintenance fee: 0.69 USD/m2/year
Annual land rent: applied according to the Decision of Bac Ninh Provincial People’s Committee at each time
Electricity price: applied according to EVN’s electricity price list at each time
Clean water price: 13,300 VND/m3, calculated based on actual clean water usage
