Yen Phong II-A Industrial Park is part of the master plan of Yen Phong II Industrial, Urban and Service Park, which was approved by the Prime Minister in 2007. On February 19, 2021, the Yen Phong II-A Industrial Park Infrastructure Construction and Business Investment Project was approved in accordance with Decision 220/QD-TTg. Accordingly, the Industrial Park has a planned area of 151.27 hectares located in the administrative boundaries of Tam Giang and Hoa Tien communes, Yen Phong district, Bac Ninh province.
The project’s investor is Western Pacific Infrastructure Joint Stock Company with an investment capital of over VND 1,830 billion and an operating period of 50 years.
On November 11, 2021, Yen Phong II-A Industrial Park was approved by Bac Ninh province for a 1/2000 scale construction zoning plan. According to the approved plan, Yen Phong II-A Industrial Park is a clean, environmentally friendly industrial park, prioritizing the electronics, telecommunications, food, supporting industries, new materials, and manufacturing industries. The entire industrial park has an industrial land area for lease of 83.19 hectares (accounting for 55%).
Regarding regional connectivity, Yen Phong II-A Industrial Park is located right next to the intersection of Hanoi – Thai Nguyen Expressway and Ha Long – Noi Bai Expressway, providing convenient connection with major economic and administrative centers, specifically:

- INFRASTRUCTURE SYSTEM OF YEN PHONG INDUSTRIAL PARK II-A
Power supply system: The power source for production of Yen Phong II-A Industrial Park is taken from the 110/35/22KV Yen Phong 8 transformer station with a capacity of 3*63 MVA, which can be replaced by 02 internal transformer stations with a capacity of 40 MVA. The 22 kV power line is arranged along the traffic routes in the Industrial Park and is stepped down to 0.4 KV, ready to connect to each plot of land in the Industrial Park.
Water supply system: Yen Phong II-A Industrial Park has invested in building a plant to treat and supply clean water from the surface water source of Cau River with a water supply capacity of 7,000 m3/day and night, ensuring to serve the needs of clean water for production in the industrial park.
Wastewater treatment system: All wastewater generated from production activities in the industrial park will be treated through a centralized wastewater treatment system with a capacity of 5,000 m3/day and night, capable of treating wastewater to column A according to Vietnam’s environmental technical standards.
Internal traffic system: The traffic system of Yen Phong 2A Industrial Park is arranged in a checkerboard pattern. In which, the main axis of the industrial park has a cross-section width of 87.5 m, the branch roads in the industrial park have a width of 20.5 m – 42 m, the road surface width is from 10 m – 10.5 m on each side. The road system is designed and built to ensure good service for both traffic volume and cargo load of projects operating in the industrial park.
Fire protection system: Fire protection water pipe system is designed with a service radius of 150 m at every point in the industrial park.
Communication system: Switchboard with more than 6,800 contact numbers invested in construction and connection along internal traffic routes through a system of technical boxes, ready to connect to each plot of land according to the investor’s request.
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT YEN PHONG IIA INDUSTRIAL PARK
Infrastructure usage fee: 170 USD/m2/entire lease term. May vary depending on the location of the leased land
Management fee: depends on the rented land and time
Annual land rent: Applied according to the Decision of Bac Ninh Provincial People’s Committee at each time.
Electricity price: Applied according to EVN’s electricity price list at each time (current reference price from 1,555 VND – 2,781 VND/kWh)
Water supply price: 11,600 VND/m3, unit price may change according to the decision of the People’s Committee at each time
Wastewater treatment fee: Depends on the amount of input wastewater

Investment incentives at Yen Phong II-A Industrial Park
Regarding corporate income tax: Apply corporate income tax rate at 20%. Of which, corporate income tax is exempted for the first 2 years, tax is reduced by 50% in the next 4 years. The time to start calculating tax incentives is from the time the project starts generating taxable income or from the fourth year of operation of the project, depending on which time comes first.

Currently, Yen Phong 2A Industrial Park is being rushed by the investor to build infrastructure items and is expected to officially come into operation from the end of the first quarter of 2023.
