Yen Lu Industrial Park was approved by the Prime Minister to be added to the planning for the development of industrial parks in Bac Giang province in Official Dispatch No. 216/TTg-CN dated February 23, 2021 with an expected planning area of 377 hectares, located in Yen Lu and Nham Son communes, Yen Dung district, Bac Giang province.
On July 16, 2021, Yen Lu Industrial Park was approved for detailed construction planning at a scale of 1/2000 in Decision No. 706/QD-UBND of the People’s Committee of Bac Giang province.
On December 31, 2021, Yen Lu Industrial Park was approved by the Prime Minister in Decision 2242/QD-TTg for Capella Real Estate Joint Stock Company as the investor with an investment capital of more than VND 2,691 billion, the project has an operating period of 50 years from the date of approval.
During the process of implementing compensation and site clearance for the project, due to local people’s needs and the need to adjust some roads, the industrial park was approved by the People’s Committee of Bac Giang province to locally adjust the Construction Zoning Plan in Decision No. 791/QD-UBND dated August 4, 2022. According to the approved content, Yen Lu Industrial Park has a total industrial land area for lease of 224.01 hectares (accounting for 59.42% of the planning area).
In nature, Yen Lu Industrial Park is a multi-industry industrial park, mainly focusing on attracting high-tech, environmentally friendly processing and manufacturing industries.
Regarding the regional connectivity, Yen Lu Industrial Park has the North and South borders on agricultural land and existing residential areas, the East borders Nham Son – Yen Lu industrial cluster, the West borders agricultural land. At the same time, the Industrial Park is divided in half by DT398 road with a 38m road width running through the middle of the industrial park, therefore, Yen Lu Industrial Park has the ability to connect to convenient traffic:

- INFRASTRUCTURE SYSTEM OF YEN LU INDUSTRIAL PARK
Power supply system: Currently, the power source for production in the industrial park is taken from the 35kV medium voltage line from the 110kV Song Khe – Noi Hoang intermediate transformer station running through the project. In the future, Yen Lu industrial park will be supplied with power from three sources, the first is the 110/22kV Yen Lu transformer station with a capacity of 2x63MVA, the second is the 220/110kV Yen Dung transformer station, the third source is the 110/22kV Yen Lu 2 transformer station with a capacity of 2×63 MVA serving Yen Lu Industrial Park and neighboring areas. The total power supply capacity for the industrial park is about 86.6 MVA.
Water supply system: The water source for production in Yen Lu Industrial Park is currently taken from the water supply plant of Nam Son Construction and Trading Joint Stock Company. In the future, the water source for production in Yen Lu Industrial Park will be taken from DNP Bac Giang clean water plant with a total capacity of 60,000 m3/day and night.
Wastewater treatment system: all wastewater in the industrial park is treated locally before being collected and treated at the industrial park’s centralized wastewater treatment system to type A before being discharged into the environment. The system has a capacity of 12,000 m3/day and night.
Internal traffic system: The main road of the industrial park has a cross-section width of 38m, in which the road width is 2x12m = 24m; Branch roads in the industrial park have a cross-section width of 22.5m-37m, in which the road width is from 10.5m-15m-18m. The traffic system is arranged with a spacious median strip with sidewalks and trees on both sides of the road.
Other infrastructure facilities: Yen Lu Industrial Park has completed infrastructure with ground leveling from +4.3m to +5.1m; Rainwater drainage system is independent from wastewater drainage system; Fire protection system with fire hydrant systems with a radius of 100 to 150m each; Solid waste collection system; Communication system; Internal green tree road system; Static parking system…
III. CURRENT STATUS OF INVESTMENT ATTRACTION IN YEN LU INDUSTRIAL PARK
Currently, the investor of Yen Lu Industrial Park is carrying out compensation, site clearance and technical infrastructure construction and has completed over 50% of the compensation and site clearance. It is expected that the industrial park will complete the construction of part of the technical infrastructure and put into operation from 2023. It plays an important role as an economic bridge between Bac Ninh and Bac Giang.
