  1. LEGAL INFORMATION AND LOCATION OF THUAN THANH II INDUSTRIAL PARK

Thuan Thanh II Industrial Park was established under Decision No. 537/QD-UBND dated April 28, 2009 of the People’s Committee of Bac Ninh province with a planning area of 250 hectares and the investor is Shun-Far Real Estate Development Company Limited (Taiwan). The industrial park was first approved for a detailed construction plan at a scale of 1/2000 in Decision No. 499/QD-UBND dated April 28, 2008 of the People’s Committee of Bac Ninh province and the detailed plan was adjusted in Decision No. 134/QD-UBND dated January 28, 2011 of the People’s Committee of the province. According to the approved and adjusted detailed plan, Thuan Thanh II Industrial Park has a planning area of 252.6 hectares, the planning location is in the communes of An Binh, Mao Dien, Hoai Thuong and Ho town, Thuan Thanh district, Bac Ninh province.

On January 25, 2022, Thuan Thanh 2 Industrial Park continued to adjust the construction zoning plan at a scale of 1/2000 in Decision No. 37/QD-UBND of the People’s Committee of Bac Ninh province. According to the latest adjusted plan, the industrial park’s planning area was reduced from 252.6 ha to 252.0 ha to comply with the regional development plan approved by the Prime Minister, of which the industrial land area for lease is 170 ha (accounting for 67.31% of the industrial park area).

In terms of nature, Thuan Thanh II Industrial Park is a concentrated industrial park, mainly attracting investment projects in industries that cause little pollution and toxicity such as high-tech industry (computers and accompanying components); information industry with transmission networks; electronics industry, high-end consumer goods.

Regarding regional connectivity, Thuan Thanh 2 Industrial Park is bordered to the North by Provincial Road DT.280 and to the West by National Highway 38:

  1. INFRASTRUCTURE SYSTEM OF THUAN THANH II INDUSTRIAL PARK

Internal traffic system: the main road of the industrial park has a cross-section width of 35m-43m, of which the road surface width is 21m; the branch roads in the industrial park have a cross-section width of 17.5m to 35.5m, of which the road surface width is 10.5m. The traffic routes in the industrial park are arranged with sidewalks with a width of 5-8.5m on each side along with a lighting system and trees.

Power supply system: the power source for production in Thuan Thanh II Industrial Park is taken from the 35kV and 110kV grids in the area through a transformer station built within the area with a power supply capacity of about 35 MVA. The power cable system is underground along the traffic routes in the industrial park to each plot of land in the industrial park.

Water supply system: water source for production in the industrial park is taken from the on-site water exploitation and treatment plant with a water supply capacity of 9,095 m3/day and night.

Wastewater treatment system: the industrial park has invested in building a centralized wastewater collection and treatment system, capable of receiving and treating wastewater from column C standards and treating it up to column A according to Vietnam’s environmental technical standards before discharging into the environment. The capacity of the wastewater treatment plant is about 8,450 m3/day and night.

Other infrastructure facilities: Completed ground leveling elevation from +3.9m to +4.0m ensures natural drainage; Static parking lot of the industrial park has an area of 3.96 ha; Green area and water surface of about 35.48 ha; Administrative service area; Communication system with; Domestic waste collection system and industrial solid waste; Communication system with the main optical cable line connected from Ho town area along National Highway 38; Rainwater drainage system is arranged independently from the wastewater treatment system; Urban area and expert housing are arranged adjacent to the industrial park to provide services and utilities for workers working in the industrial park.

III. INVESTMENT INCENTIVES IN THUAN THANH II INDUSTRIAL PARK

Regarding corporate income tax: 100% exemption from corporate income tax for the first 02 years and 50% reduction in corporate income tax for the next 04 years for new investment projects in industrial parks. The time for calculating tax incentives is from the time the project generates taxable revenue or from the 4th year of operation, whichever comes first.

Regarding import tax: Import tax exemption for goods on the list of tax incentives, imported to create fixed assets for the project.

In addition, investment projects in industrial parks can also enjoy higher tax incentives in the case of supporting industry/high-tech projects.
