Occupancy rate: UpdatingTan Hung Industrial Park was approved by the Prime Minister to be added to the planning for the development of industrial parks in Bac Giang province in Official Dispatch No. 216/TTg-CN dated February 23, 2021 with an expected planning area of 105.3 hectares in Tan Hung and Xuong Lam communes, Lang Giang district, Bac Giang province.
On July 16, 2021, Tan Hung Industrial Park was approved by the People’s Committee of Bac Giang province for the detailed construction planning at a scale of 1/500 in Decision No. 715/QD-UBND. According to the approved planning content, Tan Hung Industrial Park is bordered to the North by Tan Hung Industrial Cluster; to the South by residential areas and agricultural land; to the East by agricultural land and traffic routes; to the West by the Bac Giang – Lang Son elevated road. The industrial park has a total area of 105.3 hectares, of which the industrial land area is 73.61 hectares (accounting for 69.91% of the planning area).
According to the planning of Bac Giang province for the period of 2021-2030, with a vision to 2050 approved by the Prime Minister, Tan Hung Industrial Cluster with an area of 49.7 hectares is expected to be merged into the planning of Tan Hung Industrial Park, increasing the planning area of the industrial park to 155 hectares. On November 23, 2021, the Tan Hung Industrial Park Infrastructure Construction and Business Investment Project was approved by the Prime Minister in Decision No. 1971/QD-TTg with the infrastructure investor being Lideco 1 Joint Stock Company. Tan Hung Industrial Park Project has a total investment capital of 1,185 billion VND and an operating period of 50 years (2021-2071).
In terms of nature, Tan Hung Industrial Park is a concentrated, multi-industry industrial park with a synchronous and modern technical infrastructure system, focusing on attracting investment projects in the fields of: Agricultural and forestry product processing; Food processing; Mechanical engineering, electronic components, packaging and supporting industries… with modern, advanced and environmentally friendly technology.
Regarding regional connectivity, Tan Hung Industrial Park is located adjacent to the Bac Giang – Lang Son expressway and:

- INFRASTRUCTURE SYSTEM OF TAN HUNG INDUSTRIAL PARK
Power supply system: Power supply for production in Tan Hung Industrial Park is taken from 35KV lines from the 110KV/35KV Lang Giang transformer station via route 374E7.13 along provincial road 295. In the long term, Tan Hung Industrial Park will invest in building a 110kV/35kV/22kV transformer station with a capacity of 36 MVA. The entire power supply network is arranged along the traffic routes to each plot of land in the industrial park.
Water supply system: clean water for production is taken from Huong Son clean water plant with a water supply capacity of 2,400 m3/day and night for the project, through the D355 water supply pipe which is underground under the sidewalk, ready to connect to each plot of land.
Wastewater treatment system: All wastewater in Tan Hung industrial park after being locally treated at the factory will be collected and treated at the industrial park’s centralized wastewater treatment plant with a capacity of 1,700 m3/day and night, treated to type A before being discharged into the environment.
Internal traffic system: The main axis of Tan Hung Industrial Park has a cross-section width of 50.5 m, in which the road surface width is 12.5m*2 = 25 m; Branch roads in the industrial park have cross-section widths from 15 m – 18m – 22.5m – 29.5m – 32m -34m, in which the roadway width is from 10.5m – 12.5m. All roads in the industrial park are arranged with sidewalks on both sides, and drainage canals and landscapes are arranged along the roads.
Communication system: Telecommunication cables carrying signals are connected from cable cabinets to plots of land in the industrial park.
Other infrastructure facilities: Fire protection system is arranged with fire hydrants along traffic routes in the Industrial Park with a service radius of 150m; Landscape tree system; Rainwater drainage system separate from wastewater drainage system and ground leveling from +8.0m to +8.9m
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT TAN HUNG INDUSTRIAL PARK
Infrastructure usage fee: 130 USD/m2/entire project operation period. Unit price may change depending on the area and location of the leased land.
Infrastructure management and maintenance fee: 0.5 USD/m2/year
Land rental: 50-year land lease with one-time land rental payment, land rental included in infrastructure usage fee
Electricity price: applied according to EVN’s electricity price list
Water supply price: 13,400 VND/m3, calculated based on actual water usage

- CURRENT STATUS OF INVESTMENT ATTRACTION IN TAN HUNG INDUSTRIAL PARK
Currently, Tan Hung Industrial Park has basically completed the construction of technical infrastructure works and is calling for investors. The industrial park is receiving much attention from domestic and foreign investors in the context of scarce industrial land in Bac Giang. Currently, the industrial park has received the electric motorbike manufacturing investment project of YADEA Group (Hong Kong) with a total investment of 98 million USD on a land use area of about 23 hectares with an expected production capacity of 2 million vehicles/year, expected to be put into operation in 2025. At the same time, the investor is currently carrying out procedures to merge the area of Tan Hung Industrial Park into Tan Hung Industrial Park according to the planning approved by the Prime Minister.
