- LEGAL INFORMATION AND GEOGRAPHICAL LOCATION OF QUE VO II INDUSTRIAL PARK
Que Vo II Industrial Park was added by the Prime Minister to the planning of Vietnam’s Industrial Parks until 2015, with a vision to 2020 according to Decision No. 1107/QD-TTg dated August 21, 2006 with an initial planned area of 200 hectares.
On November 27, 2006, Que Vo II Industrial Park was approved by the Prime Minister to expand the planning area from 200 hectares to 270 hectares according to Official Dispatch No. 1954/TTg-CN. Que Vo II Industrial Park Phase 1 was then approved by Bac Ninh province for detailed planning at a scale of 1/2000 according to Decision No. 546/QD-UBND dated April 19, 2007 and adjusted the planning according to Decision No. 1374/QD-UBND dated October 3, 2018.
After adjustment, Que Vo II Industrial Park Phase 1 has a planning area of 269.48 hectares within the administrative boundaries of Ngoc Xa and Dao Vien communes, Que Vo district, Bac Ninh province, of which the industrial land area is 188.17 hectares (accounting for 69.83% of the planning area of the industrial park).
On July 30, 2007, the Management Board of Industrial Parks of Bac Ninh province issued the Investment Registration Certificate dated July 30, 2007 to Que Vo IDICO Urban and Industrial Park Development Investment Joint Stock Company as the investor of the Que Vo II Industrial Park Infrastructure Construction and Business Project with a total investment capital of more than 490 billion VND and has been adjusted many times, currently increasing the total investment of the project to 1,480 billion VND, the project has an operating period of 50 years (until 2057).
In terms of nature, Que Vo II Industrial Park is a concentrated, multi-industry industrial park, focusing on attracting projects in the following fields: Electronic production and assembly; Production and assembly of auto and motorbike spare parts; Construction materials production; Agricultural-forestry-fishery production; Mechanical engineering, machinery and equipment, iron and steel.
Regarding the regional connection location, Que Vo II Industrial Park is located adjacent to National Highway 18 and is located in the area where large industrial parks of Bac Ninh province are concentrated such as Que Vo Industrial Park, Que Vo III Industrial Park, forming an industrial center of Bac Ninh province. At the same time, Que Vo 2 Industrial Park has the ability to easily connect to major administrative and economic centers and important traffic routes, specifically:

- INFRASTRUCTURE SYSTEM OF QUE VO II INDUSTRIAL PARK
Power supply system: Power supply for production in Que Vo II Industrial Park is taken from two sources: Tien Son 110kV/22kV transformer station with a capacity of 32 MVA and 110kV/22kv/0.4kv transformer station with a capacity of 2*63 MVA, ensuring the ability to provide stable power supply for production in the industrial park.
Water supply system: clean water for production in the Industrial Park is provided through a clean water treatment and supply plant with a maximum water supply capacity of 10,000 m3/day and night, currently capable of stably supplying 4,000 m4/day and night and will gradually increase capacity based on actual water demand in the Industrial Park until reaching maximum capacity. Pre-treated water is exploited from the surface water of the Duong River.
Wastewater treatment system: wastewater from production activities in Que Vo II Industrial Park is treated through the centralized wastewater treatment system of the Industrial Park with a capacity of 1,000 m3/day and night and can be expanded to 3,000 m3/day and night in the future to suit the treatment requirements in the Industrial Park.
Internal traffic system: Traffic routes in Que Vo II Industrial Park are arranged in a checkerboard pattern, the main axis has a cross-section width of 50 meters with both sides of the road, each side has a roadway width of 8 meters, branch roads have a width of 23.5 meters, of which the roadway width is 8 meters.
Fire protection system: Arranged along the roads in the Industrial Park with a distance between fire hydrants of 150 m, invested in each phase, suitable for the occupancy level of the Industrial Park, ensuring the ability to always respond to fire incidents in the Industrial Park.
In addition, Que Vo II Industrial Park is also built by the investor with a green landscape system covering nearly 14% of the industrial park land area along with a creative lighting system to create a synchronous and modern space.
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT QUE VO II INDUSTRIAL PARK
Infrastructure usage fee: 140 USD/m2/entire lease term. Unit price may vary depending on the location of the land lot
Infrastructure management and maintenance fee: 9,000 VND/m2/year
Annual land rental fee: Applied according to land rental price regulated by Bac Ninh province, subject to change depending on the time.
Electricity price: Apply according to EVN’s electricity price list
Water supply price: 10,500 VND/m3 and can be changed according to the decision of Bac Ninh Provincial People’s Committee
Wastewater treatment fee: 8,000 VND/m3, wastewater volume is calculated at 80% of clean water usage
