Occupancy rate: UpdatingGia Binh II Industrial Park was approved to be added to the planning of industrial parks in Bac Ninh province in Official Dispatch No. 1511/TTg-KTN dated August 20, 2014 of the Prime Minister with an expected planning area of 250 hectares. On August 10, 2020, Gia Binh II Industrial Park was approved by the People’s Committee of Bac Ninh province for the 1/2,000 scale construction zoning plan in Decision No. 353/QD-UBND. Accordingly, Gia Binh II Industrial Park has an approved planning scale of 261.84 hectares, including 250 hectares of industrial park area (industrial land for lease is 167.23 hectares) and 11.84 hectares of area for irrigation canal restoration and construction of external traffic roads. Gia Binh 2 Industrial Park is planned to be located in the communes of Nhan Thang, Binh Duong, Thai Bao and Van Ninh, Gia Binh district.
On March 12, 2021, the Gia Binh II Industrial Park Infrastructure Construction and Business Investment Project was approved by the Prime Minister in Decision No. 347/QD-TTg with the infrastructure investor being HANAKA Group Joint Stock Company with a total estimated investment capital of about 3,956.8 billion VND. The project has an operating period of 50 years from the date of investment policy approval (from 2021-2071). On April 12, 2021, Gia Binh II Industrial Park was officially established under Decision No. 128/QD-UBND of the People’s Committee of Bac Ninh province.
In terms of nature, Gia Binh II Industrial Park is planned as a concentrated industrial park in the direction of modernity, clean industry to promote economic development in the South of Duong River area and Bac Ninh province, attracting modern investment projects, advanced technology, clean industry that does not cause environmental pollution.
Regarding regional connectivity, Gia Binh II Industrial Park has a northeastern boundary adjacent to National Highway 17, a northwest boundary adjacent to provincial road DT.282 and adjacent to densely populated surrounding areas, and at the same time:

- INFRASTRUCTURE SYSTEM OF GIA BINH INDUSTRIAL PARK II
Internal traffic system: the main road of Gia Binh 2 Industrial Park has a cross-section width of 42.0m, of which the roadway width is 2x12m; internal branch roads in the Industrial Park have a cross-section width of 22.5m, of which the roadway width is 10.5m. Traffic routes in the industrial park are all arranged with sidewalks 6m wide on each side and the main axis is arranged with a median strip dividing the two lanes. In addition, the traffic system in Gia Binh Industrial Park is also directly connected to the National Highway 17 service road (adjacent to the current National Highway 17) with a width of 18.5m and DT.282B road with a cross-section width of 56.0m, creating extremely convenient and open traffic connections for the industrial park.
Power supply system: the power source for Gia Binh 2 industrial park is taken from the 110/35/22kV Van Ninh transformer station with a capacity of 63MVA. The 22kV lines are designed in the form of a combined ring circuit and a ray, branching out to connect to each plot of land in the industrial park.
Water supply system: the industrial park is expected to invest in building a clean water treatment and supply plant with a water supply capacity of about 9,500 m3/day and night from the surface water source of Duong River to serve the production water needs in the industrial park. The water supply pipeline system in the industrial park has a diameter of D110-D400mm in a loop form.
Wastewater treatment system: Wastewater produced in Gia Binh II Industrial Park is collected and treated at a centralized wastewater treatment plant to column A standards according to Vietnam’s environmental standards before being discharged into the environment; the industrial park’s wastewater treatment plant has a capacity of about 6,700 m3/day and night.
Other infrastructure facilities: Fire hydrant system is arranged along traffic routes in the industrial park with a service radius of about 150m for each hydrant; Solid waste collection system; Lighting system; Landscape tree system; Communication system with about 9,500 subscribers; Leveling all plots of land in the industrial park before handing over to investors with an elevation of +3.10m to +3.90m; Rainwater collection and drainage system is arranged independently from the wastewater collection system.
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT GIA BINH II INDUSTRIAL PARK
Infrastructure rental price: 110 USD/m2/entire remaining lease term (until 2071)
Annual land rent: Gia Binh II Industrial Park is currently exempted from annual land rent. After the preferential period ends, land rent will be determined according to the decision of Bac Ninh Provincial People’s Committee at each time.
Infrastructure management and maintenance fee: 0.5 USD/m2/year
Electricity price: applied according to EVN’s electricity price list at each time
Water supply price: 11,500 VND/m3 (calculated on the actual amount of clean water used)
Wastewater treatment fee: depends on the quality of incoming wastewater

Regarding corporate income tax: 100% exemption from corporate income tax for the first 2 years and 50% reduction from corporate income tax for the next 4 years for new investment projects in industrial parks.
