On July 25, 2007, the Prime Minister agreed to approve the investment policy of Van Trung Industrial Park, Urban – Service and Golf Course, Bac Giang province with a total area of 960 hectares, of which Van Trung Industrial Park area is 500 hectares, and at the same time added Van Trung Industrial Park to the list of industrial parks expected to be newly established by 2015.
Van Trung Industrial Park was established on February 18, 2008 under Decision No. 223/QD-UBND of Bac Giang Provincial People’s Committee with an area of 433.28 hectares in the establishment decision, with the investor being FUGIANG One Member Co., Ltd. under Hong Hai Science and Technology Group (FOXCONN) – Taiwan. Van Trung Industrial Park project has an operating period of 50 years (2008-2058), built in the communes of Van Trung, Tang Tien, Hoang Ninh, Viet Yen district, Bac Giang province. During the project implementation, due to the need to continue implementing the industrial – service park model and wanting to adjust the scale of workers’ housing, the Investor returned a part of the land to Bac Giang province, and at the same time adjusted the detailed planning of the industrial park.
After many times of adjusting the planning area and adjusting the investment content, Van Trung Industrial Park currently has a total area of 350.3 hectares with two sub-areas
: Zone 1: The Investor is FUGIANG Company Limited. The planning area is 259.69 hectares (including 237.01 hectares of industrial park land and 16.69 hectares of administrative service land), of which the industrial land area for lease is 168.39 hectares (71.05%); The most recent detailed planning adjustment of 1/2000 was on February 8, 2022 in Decision No. 138/QD-UBND of the People’s Committee of Bac Giang province.
Area 2: The investor is S&G Joint Stock Company. The planning area is 112.4 hectares, of which the industrial land area for lease is 84.04 hectares (accounting for 74.73%); The detailed planning at a scale of 1/2000 was locally adjusted in Decision No. 543/QD-UBND of the People’s Committee of Bac Giang province dated June 3, 2022.
According to the planning of Bac Giang province, the period of 2021-2030, with a vision to 2050, Tang Tien Industrial Cluster is expected to be merged into the planning area of Van Trung Industrial Park, increasing the total area of the industrial park to 388 hectares.
In terms of nature, Van Trung Industrial Park is planned as a multi-industry concentrated industrial park, attracting investment projects mainly in the fields of Mechanical assembly; Electrical and electronic industry; Consumer welding manufacturing industry, handicrafts; Garment; Packaging production and other environmentally friendly industries
Regarding regional connectivity, Van Trung Industrial Park has a northern boundary adjacent to the National Highway 1A corridor and a western boundary adjacent to Vo Van Kiet Street, creating very convenient traffic connections:

- INFRASTRUCTURE SYSTEM OF VAN TRUNG INDUSTRIAL PARK
Internal traffic system: the main axis of Van Trung Industrial Park is 29m-33m wide, of which the roadway is 15m wide; branch roads in the industrial park are 17.5m wide, of which the roadway is 7.5m wide. Traffic routes in the industrial park are arranged with 5m wide sidewalks on each side.
Power supply system: Van Trung Industrial Park has invested in building 01 internal 110/22kV transformer station with capacity of 4*63 MVA with power source taken from 110kV grid running along National Highway 1A passing through the industrial park.
Water supply system: water supply for Van Trung industrial park is taken from Bac Giang water plant and from underground water source exploited and treated on site, with total water supply capacity of about 18,300 m3/day and night.
Wastewater treatment system: all wastewater produced in Van Trung Industrial Park is collected and treated at the industrial park’s centralized wastewater treatment plant with a treatment capacity (for both zones) of 9,300 m3, treated to column B standards before being discharged into the environment.
Other infrastructure facilities: Leveling height from +4.3m to +5.1m; Rainwater drainage system is arranged independently from the wastewater treatment system; Lighting system and landscape trees; Communication system; Fire prevention and fighting system
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT VAN TRUNG INDUSTRIAL PARK
Infrastructure rental price: 100-120 USD/m2/entire remaining lease term
Infrastructure management and maintenance fee: 0.4-0.6 USD/m2/year
Electricity price: applied according to EVN’s electricity price list at each time
Clean water supply price: 12,000 VND – 15,000 VND/m3, unit price may change from time to time
Wastewater treatment fee: 11,289 VND/m3, calculated on the amount of wastewater
